NAI Partners Markets TGS Cedar Port Industrial Park

In January 2015, NAI Partners proudly announced their representation of TGS Cedar Port Partners in the marketing of TGS Cedar Port Industrial Park, the largest master plan rail served and barge served industrial park in the USA.

Houston, TX, September 29, 2016 – James Scott, Manager of Construction and Infrastructure for TGS Cedar Port Partners, stated back in 2015, “we are committed to invest in excess of $22 million in drainage and infrastructure improvements.” Those projects included a major rail maintenance project and the completion of an additional drop and pull interchange track system capable of receiving and shipping multiple 138 car unit trains per day. These tracks also open up several thousand acres in the industrial park for future rail and marine served customers. Today Mr. Scott said, “By adding the interchange railroad track, we have been able to improve customer service and increase capacity for future tenants and rail customers. TGS Cedar Port Partners is pleased to report these improvements were all completed in 2015. We would also like to take this opportunity to announce a total of 5 additional 8,000+ ft interchange tracks will be completed by the end of 2016.”

TGS Cedar Port has previously announced investing an additional $54 million in a series of new projects. James Scott stated, “These projects are the start of the water, sewer, drainage, road, and railroad improvements for Cedar Ports Phase 2 and 3 developments. We also intend to continue expanding our railcar storage capacity for Cedar Port by an additional 1,100 railcars by 2017. This expansion is backed by new industry guarantees for railcar storage. This demand is driven by explosive new plastic pellet production in the Texas Gulf Coast. The first 500 of these railcar spots will be completed by 4th quarter 2016 and the additional 600 car spots will be complete by 3rd quarter 2017.”

TGS Cedar Port Partners is actively soliciting additional customers for railcar storage and rail-served industrial development. Designs are complete for an additional 3,000 railcar storage yard. TGS Cedar Port expects to announce new industrial developments coming to the industrial park in the 4th quarter of 2016.

TGS Cedar Port Industrial Park is located in Chambers County near Baytown, Texas and comprises +/- 15,000 acres with heavy utilities and industrial and commercial transportation infrastructure. The Park is both barge served and rail served by the Union Pacific and the BNSF Railroads. TGS Cedar Port Partners as of September 1, 2016 has 11,079 acres available for sale or lease including in excess of 3 miles of barge depth waterfront.
