Baytown, TX, September 29, 2022 - TGS Cedar Port Partners, LP (TGS) announced today that they are erecting steel at TGS Cedar Port DC 4, a 1.2 million square foot distribution building. The new spec building will be delivered to the Houston market 1st quarter 2023 and will be the second 1.2 million square foot distribution building TGS has built in Cedar Port Industrial Park within the past 12 months. The first 1.2 million square foot building, DC 1, is no longer available to the market.
Located at 7505 Fisher Road in Baytown, Texas, the distribution building will have the ability to feature highly desirable amenities such as 40-foot clear height, 8” minimum slab, ring road around the entire building and truck court, up to 325’ truck courts, LED warehouse lighting, ESFR sprinkler system, and ample parking for cars and trailer storage. Additional land has the ability to be fully fenced and utilized as an area for additional trailer parking, car parking, and outside storage. DC 4 can accommodate over 1,000 trailer parking spaces, 1,000 car parking spaces, and has the ability to expand to over 2 million SF. DC 4 is the first warehouse in Cedar Port’s 850-acre Tract 7 with flexible site expansion options. Fisher Rd, just off 99 Grand Parkway, is being expanded to a 5-lane heavy haul road as access to the site.
The building is located in the booming, multi-modal TGS Cedar Port Industrial Park, ideally located for warehousing, distribution, and fulfillment operations. The building’s location off Fisher Road and Cedar Port Parkway allows prime access to State Highway 99 (Grand Parkway) and is an approximate 15-minute drive to Port Houston’s Bayport and Barbours Cut container terminals.
